Vacation Rental Marketing

Vacation Rental Marketing and My New Phone

I probably shouldn’t share this story with you, it’s a little embarrasing but what the hell,

I bought a new smartphone a couple of months ago.
A few weeks went by and no one had called me and I was a little dissappointed about that. This phone cost quite a lot of money.
So I decided to put my mobile number in the phone directory.
That makes sense right?

If it’s listed with other phone numbers people will be able to find my number.

Job done.

It turns out that there are a number of directories around but I did some research and settled on the largest – Over one million numbers indexed so they must be doing something right.
I paid the (not inconsequential) fee and uploaded my details, name, address and phone number of course.
I even got to upload photos of my phone – Cool eh.

Well, here’s the embarrising bit –
It turns out that it wasn’t the best idea I’ve ever had.

In fact it was an awful idea.

Instead of people being able to easily find my number it seems that my number was really hard to find.
It was just another number, in among a million odd other numbers.
I don’t know what I was thinking.

It just didn’t occur to me. That along with the fact that more and more people are buying smartphones and that they too are adding their numbers to the directory.

Worse still, on the odd occation that someone did want to call me, the company managing the directory sent me an email INSTEAD of letting that someone call me.

I didn’t realise but apparently phone calls can be dangerous, so in order to protect my security the directory didn’t actually publish my phone number in the first place.
Still, better safe than sorry.

Still no calls though.

Janice Miller compares the first phone book published in New York with the directories used in 1954.

I was talking to a friend and she said that phone directories are pretty much obsolete these days as most people communicate via smartphones and social media as this is more convenient, she said it’s also way cheaper, virtually everyone does it and you aren’t constrained by the rules of the exchange. Even more surprisingly, by all accounts it’s free.

What else is happening in my life right now?

Oh yes, I’ve just bought a vacation rental. I will keep you updated with my marketing plan…

The social marketing takeaway

In simple terms, the phone directory is obsolete. Yep. It’s that simple. Look around your house. You don’t use them any more.
Just like you don’t have an address book either. Outdated. Run their course. Replaced by new, more convienient means and technology.

Vacation rental listings sites are phone directories with photos – No more, no less. They are past their sell by date just like the white and yellow pages.

Yet as a vacation rental home owner you are listing your property with a directory, a listing site or two.
Chances are that you’re seeing less and less enquiries too.
Chances are you spend your time bemoaning the fact that bookings are down.

The bigger the listings sites get the harder your listing is to find. It’s not like they care. They don’t get paid by the booking (yet), they make their money per listing.

They would be twice as happy with twice as many properties in their directory.
You would then be twice as hard to find and you would get half the bookings.
Their profits are on the rise. While yours are in decline.
