This sums up the approach nearly all vacation rental owners take to social media.

They “attack” one or more platforms, Facebook, Twitter, whatever, without a strategy.
They just employ the same old, same old,  “old media” strategy that they have been using on listings sites and their own property websites.
They employ a sales strategy (if you can call it that).
Very few have developed a strategy that is both easy to follow and at the same is time totally guest orientated and socially viable.


 So, what have we learned?


Regarding the numbers…

1. There are masses of people on social media (over 2 billion) and some (a lot) of these people go on holiday.
2. The mobile market is even larger (7 billion) and smartphone owners access social media (a lot).
3. The major listings websites like Homeaway, Tripadvisor and the like are getting saturated with listings (competition).
4. Existing sales options through listings sites are going to become harder to come by.
5. Existing “sales” methods don’t work within social media.
6. You need a different approach in order to stand out from the crowd.


Becoming social…

1. Forget the sales standpoint.
2. You need to stand out from the crowd and this is going to become even more critical as rental numbers rise.
3. Think “where to go” as opposed to “where to stay”.
4. Adopt a helping, guest centric, attitude.
5. Listen, nurture, share and engage.
6. Social media marketing is a long term investment. It’s not “list it and they will come” it’s an ongoing project.


Make a plan…

1. Start now. Early adopters with a strategy will win market share.
2. Google Plus is THE platform of choice for social media marketing.
3. When posting ask the question “is this helpful”?
4. Always include an image, people love looking at images (this is key to all social media strategies).
5. Syndicate your content across platforms in order to increase your digital footprints.
6. Post consistently – Once a week will not cut it.

Google+

With the latest Panda update came the notion that a greater importance will be placed on social businesses. Although still unclear precisely what ‘a social business’ entails, one thing is certain, Google plus’ importance will only grow. As the tech giant and major player in the SEO kingdom, we can only assume that companies with G+ accounts will somehow benefit over those companies who are yet to join the network.

    Hi. I own and manage a boutique retreat center in Costa Rica. We currently have 8 rooms we rent. We also rent our studio for retreats and trainings. We focus on yoga, movement arts, and adventure tours and our revenue streams are room rentals, studio rentals, retreats, classes, tour commissions and our store. Do you think that this course would be appropriate for us?

      Sorry for the delay in answering your question, I missed it somehow.
      The course is appropriate for you (as it is for any owner). The idea being that you would focus on telling people about yoga (various disciplines, classes, teachers, history, etc), movement arts, wellness, retreats, etc as well as about what there is to see and do in Costa Rica. The beaches, the wildlife, culture, where to eat, your adventure tours, flora, forna, etc.
      The idea is that the more you tell people all about these things the more that there is to attract them.
      The course teaches what to post (and how to optimise these posts), how to find the relevent information, when to post, where to post and much more.
